Real estate can be referred to as a form of real property which comprises land and anything that is above and below it which may be natural or man-made. Lands, residential apartments, commercial buildings, office buildings, shopping malls, shops, hostels, hotels, warehouses and so on are examples of real estate.
Whoever owns any of the listed examples is referred to as a property owner. Generally, property owners have the right to:
- Hold
- Sell
- Let out
- Lease and,
- Enjoy anything above and below their properties.
Now, why is REAL ESTATE one of the best forms of investment in the world?
- Store of value – the value of a piece of real estate hardly goes down like other investments such as stocks, forex, etc. and can be stored from generation to generation.
- Natural Appreciation – real estate appreciates without human interference. It increases in value without any input from the owner. For instance, a piece of uncultivated land increases in value whether the owner works on it or not. Also, as the population increases, the demand for real estate increases. This is because people will always need places to live and do business. It is needful to state that any real estate in central areas of cities has higher values than those in the suburbs.
- Forced Appreciation – every effort or investment made to improve a piece of real estate increases its value. Efforts such as fencing a piece of land, erecting a gate house, painting a built property, fixing a leaking roof, having proper documents on a piece of real estate, and so on increase the worth of real estate.
- Continuous Passive Income for a Lifetime – residential and commercial properties are good sources of rental income for property owners. They can live on rental incomes received from tenants for the rest of their lives. The truth is that people need housing, businesses need shops and offices, travelers need short-lets, and students need accommodations. Anyone who dares to meet these needs, especially in central cities like Lagos, Ibadan, Abeokuta, Port Harcourt, Abuja, Onitsha, Benin, Kano, Kaduna, etc., is secured for life.
- Tax Benefits – the government treats real estate investors differently because they help to solve a social problem by providing shelters for people. The teeming population is safely sheltered. Hence, taxes on real estate are minimal and in some case, the taxes can be legally withheld in Nigeria and many parts of the world.
- Business Cycles – real estate is hardly affected by market fluctuations. No matter the economic situation of a country, people and businesses will always need houses and offices. So, when there’s a general price fall, astute investors buy properties and hold them for a long time.
- Easily Transferable to Children – do you want to leave a legacy for your children and make their lives better and easier? Then, keep investing in properties. The Bible says, “A good man leaves an inheritance for his children”. Please, be a good man, make life easier for them and ultimately, save their future.
So, buy lands! Buy buildings! Keep buying and maintaining them. You will not regret doing so.
